Terms, privacy, and policies

The short version: PaperItUp provides software, checklists, calculations, reminders, and records for people who finance a real estate sale themselves. We are not a lender, broker, loan servicer, escrow agent, law firm, or tax preparer. We never hold or move loan money; borrowers pay lenders directly. Your attorney and tax preparer remain responsible for legal documents and tax filings.

1. Terms of Service

These Terms of Service ("Terms") govern your use of the PaperItUp website and services (the "Service"), provided by Unify AI Corp, doing business as PaperItUp ("PaperItUp," "we," "us," or "our"). By using the Service or paying for it, you agree to these Terms.

What PaperItUp does

PaperItUp provides software and document-preparation tools for people who finance a real estate sale themselves, such as a sale between family members or an owner-financed sale of land or a home. Depending on the plan you choose, this may include loan setup checklists, a check of your interest rate against published IRS Applicable Federal Rates, payment schedules, payment reminders and receipts, a shared record of payments, payoff calculations, and year-end interest statements prepared from the information you give us.

What PaperItUp is not

PaperItUp is not a lender, mortgage broker, mortgage loan originator, loan servicer, escrow or title agent, money transmitter, law firm, accountant, or tax preparer. We do not make, arrange, broker, negotiate, or fund loans. We do not receive, hold, or transmit loan payments, escrow, tax, or insurance funds for anyone, and we do not act as servicer of record. Borrowers pay lenders directly. We do not provide legal, tax, accounting, or investment advice, and nothing we provide is a substitute for a licensed professional.

Eligibility

You must be at least 18 years old, located in the United States, and able to form a binding contract to use the Service. If you use the Service on behalf of another person, a trust, or an entity, you confirm you have authority to do so.

Your responsibilities

  • Provide accurate, complete, and current information, and promptly tell us about changes such as missed, partial, or extra payments.
  • The lender and borrower are solely responsible for the terms of their loan, the legal documents that create and secure it, recording those documents, any required disclosures or licensing, and compliance with all laws that apply to their transaction.
  • We strongly recommend that a licensed attorney prepare and record your loan documents and that a tax professional review your tax filings.
  • Review every statement, schedule, and calculation we provide before relying on it or filing it. Our outputs are only as accurate as the information you provide.

Fees and payment

Prices are shown in U.S. dollars at the time of purchase. Payments are processed by Stripe, Inc.; we do not receive or store your full card number. One-time fees are charged when you purchase. Subscriptions renew automatically each month at the then-current price until canceled, and you authorize us to charge your payment method for each renewal. Applicable taxes may be added. During our early-access period we may accept a fee to reserve a spot; if we cannot accept your loan, we refund that fee in full. See our Refund & Cancellation Policy.

Electronic communications

You agree that we may provide notices, receipts, statements, and other communications electronically, by email or through the Service, and that these satisfy any requirement that they be in writing. Payment reminders are informational. We will send text messages only if you separately opt in; message and data rates may apply, and you can reply STOP at any time to opt out.

Acceptable use

You agree not to misuse the Service, including by providing information you do not have the right to share, using the Service for any unlawful transaction, attempting to access other users’ information, or interfering with the Service’s operation.

Intellectual property

The Service, including its software, text, design, and the PaperItUp name and logo, is owned by Unify AI Corp and protected by law. You may use statements and documents we prepare for you for your own personal and tax purposes.

Disclaimer of warranties

The Service is provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not guarantee any tax result, including whether interest is deductible, and we do not guarantee that any loan complies with the laws that apply to it.

Limitation of liability

To the fullest extent permitted by law, PaperItUp and Unify AI Corp will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, taxes, penalties, or interest arising from your use of the Service. Our total liability for any claim relating to the Service is limited to the amount you paid us in the 12 months before the claim arose. Some states do not allow certain limitations of liability, so some of these limits may not apply to you.

Indemnity

You agree to indemnify and hold harmless PaperItUp and Unify AI Corp from claims arising out of your loan transaction, the information you provide, or your violation of these Terms, except to the extent caused by our own negligence or misconduct.

Termination

You may stop using the Service at any time. We may suspend or end your access if you violate these Terms, if we are unable to support your transaction, or if continuing would create legal or regulatory risk. Sections that by their nature should survive termination will survive.

Disputes and governing law

If you have a concern, please contact us first at help@paperitup.com; most issues can be resolved quickly. If we cannot resolve a dispute informally within 30 days, either party may bring a claim in a court of competent jurisdiction or in small claims court. These Terms are governed by the laws of the state in which Unify AI Corp is organized, without regard to its conflict-of-laws rules, except where the law of your state of residence requires otherwise.

Changes to these Terms

We may update these Terms from time to time. If we make material changes, we will update the effective date above and notify active customers by email. Continued use after changes take effect means you accept the updated Terms.

2. Refund & Cancellation Policy

We want you to be satisfied. Here is how refunds and cancellations work for each plan.

  • Setup fee (Paper it + keep it). If we cannot accept your loan, we refund the setup fee in full. You may cancel for a full refund any time before we begin work on your setup. If you are not satisfied, you may request a full refund within 30 days of purchase.
  • Year-end statement. Full refund if you cancel before your statement is delivered. Once delivered, the fee is non-refundable, but if we made an error we will correct the statement at no charge.
  • Monthly subscription. Cancel anytime by emailing us. Cancellation takes effect at the end of your current billing period; we do not provide refunds for partial months.
  • Referral partners. The partner program is free; there is nothing to refund.

To request a refund or cancel, email help@paperitup.com from the email address on your account. Approved refunds are issued to your original payment method, usually within 5 to 10 business days depending on your bank. If you see a charge you do not recognize, please contact us before disputing it with your card issuer so we can help right away. Charges appear on your statement as PAPERITUP.

3. Privacy Policy

This Privacy Policy explains what personal information PaperItUp collects, how we use and share it, and the choices you have. It applies to our website and the Service.

Information we collect

  • Contact information: name, email address, the state where the property is located, and your role (for example, lender, borrower, or professional).
  • Loan information you provide: loan terms, property address, payment amounts and dates, and related documents.
  • Taxpayer identification numbers: Social Security numbers or other tax IDs, collected only when you ask us to prepare year-end interest statements, because the IRS requires lenders and borrowers to report each other’s identifying information.
  • Payment information: processed by Stripe. We receive limited details such as your name, billing ZIP code, and the last four digits of your card, never your full card number.
  • Usage information: basic technical data such as browser type, pages visited, and approximate location, collected through our website host and essential cookies.

How we use information

We use personal information to provide and improve the Service; prepare schedules, reminders, and statements; process payments; communicate with you; keep the Service secure; and comply with legal obligations. We do not use taxpayer identification numbers for marketing.

How we share information

  • With service providers that help us operate, such as website hosting, email delivery, and payment processing (Stripe), under contracts that limit their use of your information.
  • With the other party to your loan, and with your attorney, accountant, or other professional, only as needed to provide the Service and with your authorization. For example, a year-end statement shows each party the information the other needs for tax reporting.
  • When required by law, to protect rights and safety, or in connection with a merger, financing, or sale of all or part of our business, subject to this Policy.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. If that ever changes, we will update this Policy first and provide a way to opt out. We honor Global Privacy Control browser signals as an opt-out request.

Security and retention

We protect personal information with administrative, technical, and physical safeguards, including encryption in transit and limited access to sensitive information such as taxpayer IDs. No system is perfectly secure. We keep information as long as your account is active and as needed to maintain records of your loan and meet legal and tax-record obligations, then delete or de-identify it. You may ask us to delete your information at any time.

Your privacy rights

Wherever you live in the United States, you may ask us to tell you what personal information we have about you, give you a copy, correct it, or delete it, and you may opt out of marketing emails at any time. Residents of states with comprehensive consumer privacy laws, including California, Colorado, Connecticut, Oregon, Texas, Virginia, and others, may have additional rights under those laws, including the right to appeal our decision on a request by replying to our response. We will not discriminate against you for exercising your rights. To make a request, email help@paperitup.com; we may need to verify your identity, and you may use an authorized agent.

California residents

California residents have the rights described above under the California Consumer Privacy Act, as amended. In the past 12 months we have collected the categories of information listed in this Policy for the purposes described; we have not sold or shared personal information as those terms are defined under California law, and we do not knowingly collect information from anyone under 18.

Children

The Service is not intended for anyone under 18, and we do not knowingly collect their personal information.

Changes to this Policy

We will post any changes on this page with a new effective date and, for material changes, notify active customers by email.

4. Important disclaimers

  • Not legal or tax advice. Information on this website and in the Service, including our free loan check, is general and educational. It is not legal, tax, accounting, or investment advice and does not create an attorney-client or other professional relationship.
  • IRS references are summaries. References to IRS forms, schedules, and rules (such as Form 1098, Schedule A, Schedule B, and Applicable Federal Rates) are simplified summaries. How they apply depends on your circumstances; consult a tax professional.
  • No guaranteed outcomes. We do not guarantee that interest will be deductible, that a loan meets any legal requirement, or that a transaction will be respected for tax purposes.
  • Payments and defaults. We do not collect payments. Reminders and records are informational. The lender remains responsible for any notices, late fees, demands, or default remedies under the loan documents and applicable law.
  • Third-party services. Links to and integrations with third parties, such as Stripe, are governed by those parties’ own terms and privacy policies.

5. State-specific notices

Seller financing and real estate lending are regulated differently in every state. Depending on where the property is, whether it is land or a home, whether it will be the buyer’s residence, how the loan is structured, and how many properties a seller finances, a seller may be subject to licensing, disclosure, recording, or servicing requirements under state law and federal law, including federal ability-to-repay and loan-originator rules for some residential sellers. PaperItUp does not determine whether those rules apply to your transaction. Please consult a licensed real estate attorney in your state.

California

PaperItUp is not licensed by the California Department of Financial Protection and Innovation as a lender, broker, or residential mortgage loan servicer, and it does not make, arrange, broker, or service loans or receive payments for others.

Texas

Texas has specific requirements for wraparound mortgage loans, executory contracts (contracts for deed), residential mortgage loan originators, and residential mortgage loan servicers, including required disclosures and, in some cases, licensing or registration. PaperItUp is not licensed or registered with the Texas Department of Savings and Mortgage Lending, and it does not make, arrange, broker, or service loans or receive payments for others.

Florida

Florida requires a license for persons who make mortgage loans or service mortgage loans for others. PaperItUp is not licensed by the Florida Office of Financial Regulation, and it does not make, arrange, broker, or service loans or receive payments for others.

All other states

We may decline to support certain transactions, such as wraparound or "subject-to" arrangements, or transactions in certain states, where doing so could require a license we do not hold. If we decline your loan after you have paid, we refund your fee in full.
